During the past years, L. I. Smith & Associates has completed over 145 boundary projects for the State of Tennessee consisting of several
thousand-acre tracts to city lots.

Recent Land and Boundary Survey Projects

Bridgestone/Firestone Wilderness
White/Van Buren Counties, TN
Client: State of Tennessee

This project included a Boundary Survey of a
6000-acre tract for the State of Tennessee. The Bridgestone/Firestone Rubber Company donated this tract of ground to the State. The boundary line for this project was 37 miles. To control the boundary, a pair of GPS points was set every two miles along the perimeter to use for ties to the State Plane Coordinates System. Since the boundary was to be marked with permanent markers and tied to State Plane, the GPS points were not set as permanent control monuments.

Work included the research of all deeds of the principal tract and all adjoining parcels, and the marking of the boundary lines in accordance with the requirements of Tennessee Wildlife Resources Agency. One line of the boundary was set according to contour line; therefore, that contour had to established according to USGS datum and then given a horizontal position as a boundary line for deed closure.

The survey was tied to the Tennessee State Plane Coordinate System so that TWRA can incorporate the information into their GIS system. Deliverables included a hard copy map on permanent material and an electronic copy compatible with the State of Tennessee GIS System.

Smith Bend Tract
Rhea County, Tennessee
Client: State of Tennessee

The Smith Bend Tract project consisted of a Boundary Survey for a 2500-acre tract of land along the Tennessee River in Rhea County, Tennessee. The project was requested from the Tennessee Wildlife Resources Agency so the State of Tennessee could purchase the property. L. I. Smith & Associates was furnished a title search by the state attorney, but the project manager along with the survey manager still had to reconcile with the adjoining deeds to be sure there were no overlays or encroachments.

This property was joined by TVA property; therefore, maps and data from TVA were gathered to be sure all TVA corners were found. If corners were not found, corners were set in accordance the requirements of TWRA. The lines were marked in accordance with the requirements of the TWRA with carsonite post and painted trees in the woods.

GPS was used to establish the Tennessee State Plane Coordinates of certain traverse points so that the final electronic copy could be imported into the State of Tennessee GIS System. These points were established along the traverse line and near the boundary line and used as tie points due to the length of perimeter for this tract. Static readings were taken and post processed was used to reduce the data collected.

Wall Tract
Obion County, Tennessee
Client: State of Tennessee

The Wall Tract project included the survey of 1577 acres of land for the State of Tennessee along the Obion River in Obion County, Tennessee. The boundary according to the deed went to the center of the River with an easement to the United State Army Corp of Engineers, which had to be shown on the plat. All deed research was the responsibility of L. I. Smith & Associates, Inc. The boundary line was marked using carsonite post, with appropriate stickers and trees painted along the line when in the woods.

A US highway also ran through this property and L.I. Smith’s project manager had to research and locate a copy of the right-of-way plans to confirm the survey data to locate the right-of-way. Tennessee highway plans reference the centerline station in the description; and it is sometimes hard to establish the centerline from the deeds in the courthouse.

This survey was tied to Tennessee State Plane Coordinate System using GPS to establish the points. Points were visible of each other so that the traverse crew could occupy one point and shoot another to get good ties with GPS points.

Deliverables were electronic and hard copies. Hard copies were on mylar with multiple copies on paper. The electronic copies were in a format to be read by the State of Tennessee into their GIS system.

Boundary Recovery Survey for
Natchez Trace State Park
Chester County, Tennessee
Client: State of Tennessee

This Boundary Recovery Survey covered 5 miles of the Natchez Trace State Park. The park was established in the 1930s, and the State Park Agency has established a program of line maintenance along the boundary. The project included using old field notes, plats, and deeds to recover existing monuments. The surveyor traversed as near to the existing known line as possible and included all found monuments in the first pass along the boundary line. Some of the monuments were under a lot of dirt and took considerable effort to uncover. If the existing were not found, new monuments were in accordance with the requirements of the specification for the project. The new monuments, as well as the found monuments, were referenced to other objects such as trees, rocks, and road intersections. The line was also painted and blazed in accordance with the requirements set out in the contract.

Tennessee State Plane Coordinates were established for the new and existing monuments as well as the references. Static GPS with a rover and post processing were used to get the coordinates. A strip map of the boundary line was furnished to the Department along with electronic files.

Byrd Mountain
Morgan County, Tennessee
Client: State of Tennessee

The Byrd Mountain project consisted of a Boundary Survey of 1246 acres to be added to The Frozen Head State Park in Morgan County, Tennessee for the State of Tennessee. Deeds, existing plats, and any other information were the responsible of L. I. Smith & Associates, Inc. The boundary was marked using carsonite posts with the appropriate stickers, and the existing boundary line markers were removed. The survey was tied to the existing boundary of the Frozen Head State Park. GPS points were set using local control from the existing boundary so the surveyor could have checks as he was traversing around the boundary.
